We don't list developments. We launch them.
A brand buyers remember. A project website they can actually use. A content studio that never runs dry. Paid reach into the United States and Canada. And the piece no other brokerage in Guanacaste is doing yet: making sure AI assistants name your project when buyers ask. All of it built in house, under one roof in Playas del Coco.
Don't read about it. Use it.
Below are two project sites we built, running inside this page. Harmony Homes is fully live: pick a lot, drag a home onto it, price a build. Switch tabs for La Arboleda, an eco estate community in Curubandé. This is what a buyer in Calgary does at eleven at night, and what your project could have.
A live lot map
Every homesite plotted, with availability shown as available, reserved, or sold. Buyers check a lot before they ever send an email.
Build and price, online
Buyers place homes on their lot to scale, rotate them, add a pool, and watch the price build as they go. Then they send the build to us in one click.
A quiz for the undecided
For the buyer who doesn't know where to start: a short quiz turns their answers into a suggested lot, home, and pool, dropped straight into the builder.
Prices in their currency
A payment estimator in colones, US dollars, and Canadian dollars, because that is who is buying. On La Arboleda, lot sizes switch between square meters and square feet.
Four languages
English, Spanish, French, and Portuguese. A buyer in Montreal or São Paulo reads the project in their own language, and so does their attorney.
Every click becomes a lead
Builds get emailed, quotes get requested, and each one lands with our team with the buyer's exact configuration attached. No guessing what they wanted.
From raw land to last lot sold.
Most projects on this coast get a listing and a sign. Ours get a full launch, run by one team that answers to you. Here is what that looks like, step by step.
Name, brand, and story
Before a single ad runs, the project gets a name, a logo, a palette, and a story buyers repeat to their friends. Harmony became "Compose Your Harmony", and every sign, reel, page, and brochure follows that theme.
A website for the project alone
Its own address, its own design, and tools that do the selling: lot maps with live availability, build and price configurators, site plans, payment estimators, and guides to the area. No portal sidebar of competing projects.
Media production
Renders, drone, film, twilight, and lifestyle shoots, produced by our own team. When a phase changes or a model is added, we reshoot and recut in days, not weeks.
A content studio that never stops
Reels, carousels, stories, and posts made every week, in English and Spanish, from the same footage. Your project stays in the feed for the whole sales cycle, not just launch week.
Built to be the answer in AI search
We structure the project's pages, facts, and FAQs so ChatGPT, Gemini, Claude, and Perplexity can read them, trust them, and recommend them. More on this below, because nobody else here is doing it.
Paid reach into the buyer markets
Keyword research first, then Meta, Google, and Reddit campaigns into the United States, Canada, and Costa Rica, all landing on the project site, with every visitor retargeted afterwards.
Property shows and events
We take projects on the road to property shows in North America, with show pages, booth material, appointment booking, and follow-up sequences built around the project brand.
Sales on the ground
A bilingual team in Playas del Coco handles inquiries the same day, runs tours seven days a week, and coordinates with licensed Costa Rican attorneys and escrow. Our SUGEF registration keeps the money side documented and compliant.
Reporting, and life after closing
You see the numbers: traffic, leads, sources, and which creative is working. And buyers who want income can hand their keys to our management team, which already runs 60+ vacation rentals on this coast.
Content that never runs dry, made by people who live here.
Social media is where buyers fall for a place long before they search for a property. So we don't hire it out. Our own team shoots, edits, writes, and publishes, which means your project gets fresh content every week from people who know the land, the light, and the buyer.
- Short-form video for Instagram Reels, TikTok, YouTube Shorts, and Facebook, cut to the hook in the first second.
- Drone, film, and photography shot in house, so a new phase or a price change gets new creative in days.
- Carousels and branded posts built on the project's own brand guide, never a generic template.
- Bilingual by default. English and Spanish captions on everything, with French and Portuguese where the buyer is.
- Shared across our whole agent team, so every post reaches every agent's audience, not just one account.
Reels shown were produced in house for a listing in Playa Ocotal.
Your buyers stopped googling. They're asking AI.
A buyer in Toronto opens ChatGPT and types: what are the best new construction communities near Liberia, Costa Rica? The answer names two or three projects. If yours is not one of them, that buyer never learns it exists. We build our projects to be the answer. We publish them in the form AI assistants read, cite, and recommend, and it is already working: we have had a showing from a buyer who found us through ChatGPT.
Structured data
Schema markup on every page tells machines exactly what the project is, where it is, what it costs, and who sells it, so an AI never has to guess.
A guide written for AI
Our site publishes an llms.txt file, a plain-language map of who we are and what to cite, written for the crawlers that feed the AI tools.
Answers to real questions
FAQs and guides written the way buyers actually ask, from "how far is it from the beach?" to "can a foreigner own land here?", so AI has a clear answer to quote.
One set of facts, everywhere
The same names, places, and details across the project site, our site, the press, and every listing. AI tools trust what agrees with itself.
Press and citations
Press releases and third party mentions give AI something independent to cite, which is often the difference between being named and being skipped.
In the buyer's language
Content in English, Spanish, French, and Portuguese, so the project comes up when a buyer asks in their own language, not only in English.
New construction across Guanacaste.
From the volcano slopes above Liberia to the bays of the Gold Coast. Tap a place to fly there.
On the slopes of Rincón de la Vieja
Cooler evenings, dry tropical forest, and the national park up the hill, about fifteen minutes from Liberia.
Lots and new builds in Coco
A residential neighborhood minutes from the beach, restaurants, and everyday life of Playas del Coco.
Vista Ocotal, Phase III
The final release of homes beside a quiet bay, a short drive over the hill from Coco.

Bring us your project. We'll show you the launch.
Lots, condos, homes, or a raw parcel you are still planning. Tell us where it stands and we will come back with how we would brand it, build its site, fill its feed, and put it in front of buyers, in writing.
- 01A positioning and brand direction for the project.
- 02The website we would build for it, with live examples to try.
- 03A content plan for social, film, and drone.
- 04How we would make it visible in AI search.
- 05Where the ad budget goes, into which countries, and the launch timeline.
