The questions sellers actually ask
Do I have to be in Costa Rica while it is on the market?
No. Plenty of our sellers are in the United States or Canada for the whole process. We hold the keys, handle every showing, keep the property presentable, and send you the reporting. When it comes time to sign, Costa Rican law lets you grant a power of attorney or sign at a consulate, and your attorney will walk you through the options.
What happens to my rental income while it is listed?
It keeps earning. We work showings around confirmed bookings, and because our own team manages around forty rentals in the same neighborhoods, we know how to keep a calendar full while a home is on the market. Better still, a buyer can take the property over with the bookings and the management already in place, which is an argument no sales-only agency here can make.
How long does a sale take on the Gold Coast?
It depends far more on the price than on the market. Correctly priced properties with proper media generate real activity in the first two weeks, when the marketing spend is at its strongest. Overpriced properties sit, then discount, and usually sell below what a correct price would have produced. We would rather have that conversation before we list than six months into it.
What is SUGEF, and why does it matter to me?
SUGEF is the superintendency that oversees Costa Rica's financial system. Expat Properties CR S.A. is registered with it under the country's anti money laundering framework, which means the funds in your transaction move through documented, compliant channels, source of funds checks are handled properly, and both sides close with a clean, verifiable paper trail. Many agencies operating in this market are not registered. Ask yours.
I am already listed with another agent. Can I still get the plan?
Yes, and you are welcome to take it straight to them and ask them to match it. We will not approach you about listing while you are under contract with someone else. If the agreement ends and you want to talk, we are here.
Who owns the listing website?
We build it, host it, and keep it current for the life of the listing at no separate cost to you. It is part of how we market, not an add-on we bill for.
What if my property is not in Coco or Ocotal?
We list across Playas del Coco, Ocotal, Playa Hermosa, Sardinal, and the greater Papagayo region, and we have sold in Tamarindo, Playa Grande, and Santa Cruz. Send it over. If it is outside where we can genuinely do a good job, we will tell you that and point you at someone who can.
The marketing plan for your property. In writing.
Before you sign with anyone, ask for the plan in writing. Most sellers never do, and most agents never offer. Tell us about the property and within three business days you will have ours, built for your address specifically.
