9 Upgrades That Raise a Vacation Rental's Nightly Rate

What actually moves rates across the 40 or so rentals we manage in Playas del Coco and Ocotal.

The quickest way to increase your Airbnb nightly rate is to upgrade what guests filter for before they ever see your price: a pool area worth photographing, cold air conditioning, fast wifi, a working kitchen, and easy check-in. Across roughly 40 rentals we manage in Playas del Coco and Ocotal, these nine upgrades justify higher rates most consistently.

A quick note on honesty before the list. Not every upgrade pays for itself. We have watched owners spend thousands on things guests never mention, and a few hundred dollars on things guests photograph and post. Airbnb's own 2018 amenity research found that 97 percent of US travelers surveyed said amenities impact their travel experience. The trick is picking the amenities that matter here, in a hot beach town in Guanacaste, not the ones that matter in a ski cabin. Here is our list, ranked roughly by impact per dollar as we see it in our own portfolio.

1. Make the pool area the hero of the listing

In that same Airbnb study, a pool was the most searched amenity worldwide. In Playas del Coco, where the afternoon heat is intense for most of the year, it is not optional at the higher end of the market. If your condo complex has a shared pool, you cannot change the pool, but you can own the story: buy two good loungers, a shade umbrella, pool towels, and a basket of pool toys, then show all of it in the photos. If you own a private pool, budget for resurfacing when the finish gets rough and keep the water balanced year round. A green pool photo in a review costs you more than a year of maintenance.

2. Put quiet, cold air conditioning in every bedroom

Airbnb's survey found 59 percent of US respondents called air conditioning one of the most important indoor amenities, ahead of wifi and full kitchens. Guanacaste is the hottest, driest corner of Costa Rica, and guests arriving from a Minnesota winter notice a weak AC unit on night one. Old, loud units get mentioned in reviews. Modern inverter mini splits cool faster, run quieter, and use noticeably less electricity, which matters because the owner usually pays the power bill. Service them twice a year. In our experience, listings that can honestly write "cold, quiet AC in every bedroom" defend a higher rate in the hot months when it counts most.

3. Fix the wifi, then add a real workspace

Remote workers book longer stays and book them in our slower months, which is exactly when you want them. In Airbnb's 2021 listing data, hosts who added a laptop friendly workspace earned 14 percent more than those who did not, and wireless internet ranked as the number four most searched amenity that year. Coco has fiber service in most neighborhoods now, so slow internet is usually a router problem, not a location problem. Upgrade the plan, place the router centrally, and put a proper desk and chair in a bedroom corner. Then run a speed test and publish the number in your listing.

4. Stock a kitchen people can actually cook in

The same Airbnb data showed hosts who added cooking basics earned 17 percent more than hosts who did not. That is one of the cheapest upgrades on this list. Sharp knives, a decent blender for fruit smoothies, a coffee maker with a backup method, matching glassware, and enough plates for the maximum guest count plus visitors. Families and groups choose vacation rentals over hotels largely so they can cook some meals, and in a town where groceries are a short drive away, they will. A dishwasher is not standard in older Coco condos, and adding one where plumbing allows is a quiet differentiator for longer stays.

5. Build shaded outdoor living

Airbnb reported searches for gardens and backyards up 343 percent year over year in early 2021, and the pattern has held in what our own guests ask for: outdoor space they can use at midday, not just at sunset. In this climate that means shade. A pergola or sail over a dining table, ceiling fans on the terrace, comfortable seating that survives rain and sun, and decent outdoor lighting for dinner. An unshaded concrete patio in Guanacaste is unusable from ten in the morning until four in the afternoon, so shade is what turns square meters you already own into space guests will pay for.

6. Upgrade the beds, linens, and blackout curtains

Nobody filters for mattresses, but sleep shows up in reviews constantly, and reviews set the ceiling on your rate. Replace mattresses before they dip, use mattress protectors, buy two full linen sets per bed in real cotton, and hang blackout curtains in every bedroom. The sun rises early here all year, and howler monkeys do not respect anyone's vacation schedule. Blackout curtains cost little and get mentioned by name in guest feedback. This is the least glamorous way to increase your Airbnb nightly rate and, per dollar, one of the most reliable.

7. Add self check-in and turn on Instant Book

Two upgrades that cost almost nothing and show up directly in earnings. Airbnb's 2021 numbers: hosts who added self check-in earned 13 percent more over the following year, and hosts who turned on Instant Book earned 12 percent more. A smart lock or coded lockbox means a 9 p.m. arrival after a delayed Liberia flight is a non event instead of a bad first impression. It also protects your cleaning team's schedule. We use coded locks on the rentals we manage and rotate codes between stays. If you self manage from abroad, this single change removes your biggest single point of failure.

8. Consider pets, carefully

Airbnb found that pet friendly was its most searched amenity in early 2021, and hosts who added it saw about 6 percent more bookings over the following year. We list this one with a caution flag. Many condo HOAs in Coco and Ocotal restrict pets, so check your bylaws before you change anything. Houses with fenced yards are the natural fit. If you allow pets, charge a pet fee, state the rules clearly, and budget for deeper cleaning. If your HOA says no, skip this one and spend the money on item six instead. We would rather you say no than fight your neighbors.

9. Reshoot the photos after every upgrade

An upgrade the internet cannot see does not exist, and no amount of new hardware will increase your Airbnb nightly rate if the listing still looks like 2015. Guests set their price expectations from photos before they read a single word, and dark phone photos will undo everything above. After any meaningful change, pay for a professional shoot, in the right light, with the pool clean and the AC remotes hidden. Which upgrade should you do first?

Start with whatever your last ten reviews complain about, because reviews cap your rate more than amenities raise it. If the reviews are clean, follow the money: check-in and kitchen basics first, then wifi and workspace, then outdoor shade, then the big ticket pool and AC work.
