Las Palmas, Playas del Coco: Condos and Homes a Short Walk from the Beach
What is Las Palmas?
Las Palmas is a residential neighborhood in Playas del Coco, not a single development. Think of it as a grid of quiet, leafy streets filled with dozens of small condo complexes, townhome projects and a handful of single-family homes. Names like Las Bromelias, Villa Riviera, Coco Sunset Hills and Tropical Dreams all sit inside it, and each one runs as its own condominium with its own association, its own budget and its own rules.
That structure is the single most important thing to understand before you shop here. Two condos a block apart can have different fees, different build quality and different rental policies. It also means Las Palmas offers something rare on the Gold Coast: real variety, from studios to three and four bedroom homes, all inside one walkable area. We live in Coco, we sell here and we manage vacation rentals here, so we know which complexes are well run.
Location: walk to the sand, walk to dinner
Las Palmas sits just off the center of town, a couple of blocks back from the beach. Most properties are about a 5 to 10 minute walk from the sand depending on the street, and the main strip of downtown Coco, with its supermarkets, banks, pharmacies, restaurants and boardwalk, is roughly a 10 to 15 minute walk. Plenty of our owners here never keep a car.
Liberia's international airport is about a 30 minute drive. That short transfer is a big part of why Las Palmas rentals stay busy: guests land, skip the rental car and are walking to dinner the same evening. Playa Ocotal, Playa Hermosa and the other beaches around the Gulf of Papagayo are all a short drive away when you want a change of scene.
What the condos and amenities are like
Most of the housing is low-rise: one and two storey buildings grouped around a shared pool and garden, with parking and often a rancho or grill area. One and two bedroom units are the most common, which lines up well with what vacation guests book. Las Palmas is not a gated community. Individual complexes set their own security, from night guards to simple locked entries, and many open straight onto the street. Ask what security your specific complex has.
Construction ranges from newer projects to buildings that are well into their second decade. Many units have been renovated with new kitchens, air conditioning and screened patios, while others still need that work. Condition moves value here far more than the complex name does. Las Palmas is also flat and set back from the beachfront, so ocean views are rare. You are buying walkability and convenience, not a panorama.
Rental appeal and who Las Palmas suits
Las Palmas is one of the steadiest rental neighborhoods in Coco. Couples, small families and snowbirds want exactly what it offers: a pool, air conditioning and a short walk to the beach and restaurants. We manage 60+ vacation rentals across Coco and Ocotal, and walkable units like these tend to fill high season early and pick up longer stays in green season.
It suits first-time Costa Rica buyers who want a rentable, lock-and-leave condo, snowbirds who spend the dry season here and rent the rest of the year, and full-time residents who want to live without a car. It is not the right fit if you need a big yard, ocean views or resort amenities. For those, look at the hillsides of Coco Bay Estates, Pacifico or Ocotal.
What to check before you buy in Las Palmas
Foreigners can own titled condos in Costa Rica outright, with the same property rights as citizens, and Las Palmas condos are titled property. Before you make an offer, ask for the condominium bylaws and any written rental rules, because some complexes welcome short-term rentals and a few restrict them. Ask for the current HOA budget, what the monthly fee covers, the reserve fund balance and any planned special assessments.
Have the unit inspected, with special attention to air conditioning, roofs, water pressure and any signs of moisture. Confirm parking, pet rules and whether laundry is shared or in-unit.
