That short airport run is only the start. Playa del Coco is the largest and most complete beach town on this stretch of Guanacaste, with banks, supermarkets, pharmacies, a public clinic, hardware stores and a long list of restaurants all within a few minutes of home.

What keeps people here is that Coco never stopped being Costa Rican. Fishing boats still come in at the main beach in the morning, families from Liberia and San José fill the boardwalk on weekends, and the town has a rhythm that feels lived in rather than staged. Around the bay you will find quiet gated communities, walkable streets near the plaza, and hillsides with long views over the Gulf of Papagayo. Neighborhoods of El Coco, from the plaza to the hills

Coco is compact, roughly ten minutes end to end, but each part of town lives differently. The town center, along the main street and around the church plaza and boardwalk, is the one place you can truly live without a car. Just off the center, Las Palmas is an established, open neighborhood (not a gated community) of low-rise condo complexes set around pools, a couple of minutes on foot from the sand. It is where many first-time buyers begin. Pacifico is Coco's largest master-planned community, with condos, villas and single-family homes across landscaped grounds, a members' beach club (membership is required), and a commercial village at the entrance. Other condo communities buyers ask us about include Cocomarindo, and Marina Loft, with Villas Sol a few minutes north in Playa Hermosa.

Up the hill, Coco Bay Estates is a gated hillside community with a staffed entrance, paved roads, underground utilities, larger lots and west-facing views over the bay. Property types and how they compare

Condos are the most popular way into Coco and usually the most attainable. Older units near town, especially in Las Palmas and around the center, tend to sit at the entry end of the market, while newer buildings and amenity-rich communities like Pacifico cover a wide middle. Single-family homes run from modest houses in Costa Rican neighborhoods, which are often the best value per square meter, to ocean-view homes with private pools in gated communities, which sit at the top of the local market. Building lots are generally the lowest entry price, but they are also the most paperwork-sensitive purchase. A lot is only truly ready to build with clean title, a registered survey, a municipal land-use certificate and a water letter in hand. How foreigners buy property in Playas del Coco, Costa Rica

Foreigners can own titled property in Costa Rica with the same rights as citizens, with no residency required. Nearly everything for sale around Coco is titled land registered in the National Registry. The exception is the Maritime Zone, the first 200 meters inland from the high tide line: the first 50 meters are public, and the next 150 are held by municipal concession rather than ownership, with extra restrictions for foreign buyers. The process itself is straightforward when it is done in the right order. You make a written offer, sign a purchase agreement, and place your deposit with a SUGEF-regulated escrow company, never with the seller or the agent. Your own independent Costa Rican attorney then reviews the title, survey, permits, liens and any association documents. Closing happens before a notary, who registers the transfer in your name or your company's name.

Closing costs, including transfer tax, registry fees and legal fees, typically add a few percent to the purchase price, and a clean transaction usually runs one to two months from accepted offer to keys. Rental income and property management

Many buyers here own a place they use part of the year and rent the rest. Coco's demand comes from several directions at once: North American travelers during the dry season, Costa Rican families on weekends and holidays, and divers and sport fishermen through much of the year. That spread is a big part of why the town has one of the most consistent vacation rental markets on the coast.

Beaches next door: Ocotal, Hermosa and Panama

Living in Coco puts some of the calmest water in Guanacaste within a short drive. Five minutes south, Playa Ocotal is a quiet dark-sand cove with snorkeling right off the rocks and a hillside of condos and villas, including communities like Bahia Pez Vela and Vista Ocotal. Buyers who want Coco's services without the town energy often end up there.

About ten minutes north, Playa Hermosa is a long, gentle bay that families love for easy swimming, with villas and small condo projects along it.
