The five Playas del Coco neighborhoods most buyers compare are downtown Coco, Las Palmas, Pacifico, Coco Bay Estates, and neighboring Playa Ocotal. Downtown wins on walkability, Las Palmas on value near the beach, Pacifico on amenities, Coco Bay Estates on views, and Ocotal on quiet. Each one trades something for something else.

Coco itself is compact. 1. Downtown Coco: the walkable heart of town
Downtown is the strip along the main street and the blocks around the plaza and boardwalk. Restaurants, bars, banks, pharmacies, dive shops, and supermarkets are all within a few minutes on foot, and the beach is at the end of the street. Housing here is a mix: older Tico-built homes, small condo buildings, and apartments above businesses. It is the one part of Coco where you can genuinely live without a car.
The tradeoff is energy. Weekends and high season bring music, traffic, and foot traffic late into the evening, and most properties are not inside a gate. If you want to walk to coffee, dinner, and the sand every day and you like having neighbors around, downtown is hard to beat. 2. Las Palmas: gated condos a short walk from the sand
Las Palmas is an established gated community just off the center of town, built as low-rise condos arranged around a series of pools. Its location is the whole argument: you are a couple of minutes on foot from the beach and the main street, but you sleep behind a gate with security. Units are mostly one and two bedrooms, which matches what vacation renters actually book.
This is where many first-time buyers in Coco land, and it is a steady performer in our rental portfolio. The honest tradeoffs: much of Las Palmas is older construction, so budget for updating kitchens, bathrooms, and air conditioning units, and inspect the specific phase you are buying into, because condition varies. 3. Pacifico: resort amenities and the biggest expat community
Pacifico is the largest master-planned community in Coco, with condos, villas, and single-family homes spread across a landscaped campus of pools and gardens. Owners get access to a beach club on the sand, and the commercial village at the entrance includes an Auto Mercado, the most complete supermarket in town for international products. It is the closest thing Coco has to a resort lifestyle, and it draws the biggest concentration of North American owners.
Know the tradeoffs before you fall for the model unit. From most condos the beach is a walk of roughly 20 minutes, so many owners drive or use the shuttle rather than stroll to the water. HOA fees are higher than in older communities, which is the price of all those amenities, and the atmosphere is more managed and less Costa Rican than downtown. For renters who want pools, gyms, and consistency, Pacifico delivers, and it shows in booking demand.
4. Coco Bay Estates: hillside homes with the big views
Coco Bay Estates is a gated hillside community above the bay, a few minutes' drive from downtown. This is custom-home territory: larger lots, infinity pools, and the sweeping ocean and sunset views that appear on postcards. Breezes are better up here, and nights are noticeably quieter than in town. Buyers who want a signature home rather than a lock-and-leave condo usually end up looking at these hills.
The tradeoffs are practical. You will need a car for everything, the streets are steep, and ongoing construction is a fact of life in a community that is still building out. Ocean-view homes here sit at the upper end of the Coco market, and utility bills run higher in big houses with pools. As a rental product, a well-done view home in Coco Bay Estates books fewer nights than a beachside condo but at far higher nightly rates, and it attracts groups and families who return year after year.
5. Playa Ocotal: quiet coves five minutes from town
Ocotal is technically its own beach community, about 3 kilometers from Coco, but for buyers it functions as Coco's quiet fifth neighborhood. The dark sand cove is calm, rarely crowded, and one of the best launch points in the region for snorkeling and scuba diving, with rocky reefs right off the beach. Housing is a mix of hillside homes with ocean views and small condo communities, several of which we manage.
The tradeoff is services. Ocotal has very little commerce of its own, so you drive to Coco for groceries, restaurants, and nearly everything else. That is exactly why some owners choose it: they get calm water and dark skies at night, with town five minutes away. If Coco feels a notch too busy but you still want its conveniences, Ocotal is the compromise that works.
How do prices compare across these neighborhoods?
We are careful with numbers in print because the market moves, so here are the bands as we see them today, without pretending to be precise. Las Palmas and the older downtown condos are usually the most attainable way into the market. Pacifico spans a wide middle, from studios and one-bedroom condos up to large homes. Coco Bay Estates and the ocean-view homes of Ocotal generally sit at the top. Within every community, condition and view move prices more than the gate name does.
