What is Pacifico?

Pacifico is the largest master-planned community in Playas del Coco, set on roughly 175 acres of landscaped hillside behind town. It was launched in the mid 2000s by a US developer and came under Canadian ownership in 2021, and since then the beach club has been renovated, a multi-sport complex has been added and new phases have been released. Today it holds a few hundred built condos, villas and townhomes, plus hillside homesites for buyers who want to build.

Behind the gate it is really several neighborhoods, each with its own sub-association, pools and personality. That is useful for buyers, because the same community can offer a starter condo, a family villa or a custom ocean-view home. We sell here, we manage vacation rentals here and we send guests through those gates every week.

Location and getting around

Pacifico sits at the entrance to Coco, right off the main road into town. Pacifico Village, the retail plaza at the gate, includes an Auto Mercado supermarket along with shops and restaurants, so a normal grocery run does not require a trip downtown. The beach, the boardwalk and downtown Coco are just down the road, and Liberia's international airport is about a 30 minute drive.

Most homes are not beachfront. The community climbs the hillside, so from most condos the beach is a longer walk, roughly 20 minutes, or a short drive. Many owners drive or use the community shuttle. In exchange you get elevation, breezes and, in the upper sections, real ocean views.

Homes, condos and amenities

The original phases are mostly one to three bedroom condos around large pools, and these resale units are the most common entry point. Villas and townhomes add space and, in some cases, private plunge pools. Higher up, single-family homes and estate lots offer the biggest views. Newer phases, including NaUmi condominiums, Bosque Tropic Village and MIRA estate lots, have been released by the developer, so ask us for the current status of each rather than relying on old brochures.

Amenities are the reason many buyers choose Pacifico. The community lists a beach club on the sand at Playas del Coco with pools, cabanas and food and drink service, a sports complex with tennis, pickleball, basketball and mini soccer, a gym at the village shops, a children's play area, several community pools, and walking trails with a waterfall. Beach club access requires a membership, so budget for it alongside HOA fees.

Rental appeal and who Pacifico suits

Pacifico is one of the most reliable vacation rental communities in town. Families especially like the security, the pools, the supermarket at the gate and the beach club. We manage 60+ vacation rentals in Coco and Ocotal, and Pacifico follows the wider pattern: high season books early and green season brings longer stays from remote workers and house hunters. Short-term rentals are common here, but rules differ between sections.

Pacifico suits buyers who want things to simply work: a guarded gate, landscaped streets, amenities on site and neighbors from across North America. It is less ideal if you want to walk out your door onto the sand, or if you prefer the more Costa Rican energy of downtown. Las Palmas offers walkability at a lower entry point, and Coco Bay Estates offers more privacy.

What to check before you buy in Pacifico

Foreigners can own titled condos and homes in Costa Rica outright, and Pacifico is titled property. Because Pacifico has a master association and separate sub-associations, ask for both sets of bylaws, the rental rules for your specific enclave, the current fee schedule and what it covers, and the reserve fund position. Beach club membership is required for access; ask how it works for your rental guests.

If you are buying new construction, review the developer's delivery timeline, deposit terms and warranty with your attorney. For resale, inspect the unit and ask for rental history if it has been rented.
