Pacifico Lifestyle: What It's Like to Live in Coco's Biggest Community

Pacifico is the largest master-planned community in Playas del Coco, Costa Rica: about 175 acres with more than 300 condos, villas, and townhomes, plus a private beach club, pools, a sports complex, and an Auto Mercado grocery store at the entrance. Living in Pacifico means resort-style convenience roughly 20 minutes from Liberia's international airport.

We sell homes here, we manage vacation rentals here, and we send guests through those gates every week. This guide covers what daily life in Pacifico actually looks like, what the HOA side involves, and who the community fits (and who it does not).

How did Pacifico become Coco's biggest community?

Pacifico was announced in October 2006 by the Jack Parker Corporation, a privately owned US developer founded in 1955. The original plan called for roughly 500 residences on 175 acres: around 350 condominiums, townhomes, and villas, plus about 150 single-family homesites, with a large share of the land set aside as green space. First-phase condos were marketed from the $150,000s, which tells you how much this coast has changed since then.

The community changed hands in April 2021, when a Canadian ownership group took over, according to Pacifico's official site. Since then the beach club has been renovated, a new multi-sport complex has been built, the retail plaza has been expanded, and three new phases have launched: NaUmi condominiums, Bosque Tropic Village homes, and MIRA estate lots. Today Pacifico counts over 300 built residences and more than 150 ocean-view homesites, which makes it the biggest single community in town by a wide margin.

What is daily life in Pacifico actually like?

The short version: convenient, quiet, and green. The practical anchor is the Auto Mercado at Pacifico Village, the retail plaza at the community entrance. It is a full supermarket, so residents can handle a normal grocery run without leaving the gate area, something no other community in Coco can claim. The plaza also holds shops and restaurants, and downtown Coco, with its beach, boardwalk, and dozens of independent restaurants, is just down the road.

Inside the gates, the streets are paved and landscaped, entrances are guarded, and most condo enclaves sit around their own pools. A 2025 Forbes guide to Pacifico runs through the current amenity list: a private beach club with a restaurant and shuttle service, a health club and spa, a multi-sport complex with tennis, pickleball, basketball, and mini soccer, hiking trails with a waterfall, a co-working space, and a children's play area. The beach club sits on the sand at Playas del Coco itself, so "beach club" here means the actual town beach, with chairs, food, and drinks handled for you.

One honest note: most homes and condos in Pacifico are not beachfront. The community rises from the main road up the hillside behind town. You walk, drive, or take the shuttle to the sand. In exchange you get elevation, breezes, and in the upper sections genuine ocean views.

What should you know about HOA fees and rules?

Every condo and most homes in Pacifico come with a homeowners association, and this is where buyers need to slow down. A few things we walk every client through:

Does Pacifico work as a vacation rental?

Yes, and it is one of the main reasons buyers choose it. Guests like the same things residents do: the security, the pools, the Auto Mercado a few minutes away, and the short hop to the beach and restaurants. Families in particular book Pacifico condos again and again because the community is self-contained and easy.

We manage around 40 vacation rentals in Coco and Ocotal, and the pattern we see in Pacifico matches the wider market: high season (December through April) books up months in advance, while green season brings lower rates and longer stays, often from remote workers and house hunters. Who is Pacifico right for, and who should look elsewhere?

Pacifico fits people who want things to work: guarded gates, groceries at the entrance, a beach club with towels and cold drinks, and neighbors from all over North America and Europe. It is an easy landing spot for first-time buyers in Costa Rica, snowbirds, and anyone buying partly for rental income.

It is not for everyone. If you want to live on the sand, look at Ocotal or at the small beachfront buildings in town. If you want land, privacy, and no monthly fees, a standalone home outside the gates buys more house for the money. And if the reason you fell for Coco is the lively, slightly scruffy charm of a real Costa Rican beach town, know that Pacifico feels more like a polished resort than a Tico neighborhood. Frequently asked questions

Can foreigners buy a condo in Pacifico, Playas del Coco?

Yes. Foreigners have the same ownership rights as Costa Ricans for titled property, and Pacifico condos and homes are titled (not maritime concession). You do not need residency to buy. You will still want a local attorney to run due diligence on the title, the condo bylaws, and the HOA's finances before closing.

How far is Pacifico from the beach and Liberia airport?

Pacifico sits at the entrance to Playas del Coco, about 20 minutes by car from Liberia international airport (LIR). Most homes are on the hillside rather than the sand, but residents use a private beach club on Coco's beach, reached by a short drive, walk, or the community shuttle.

Does Pacifico allow short-term vacation rentals?

Short-term rentals are common in Pacifico and many owners rent successfully, especially condos near the lifestyle pools. Rules can differ between enclaves and can change with association votes, so confirm the current bylaws for the specific section before buying, and register the rental activity for Costa Rican taxes.
