Guanacaste's Gold Coast runs roughly 60 miles from the Papagayo peninsula south to Playa Avellanas, and it holds a dozen distinct communities where North Americans have settled in numbers. They are not interchangeable. The right one for a retired couple who want to swim every morning is the wrong one for a surfer or a family with school-age kids. First, what they all share
Every community below is within 25 to 80 minutes of Liberia's international airport (LIR), which has direct flights from the United States and Canada. All of them have dry, sunny weather from December through April, a green season with afternoon rains from May through November, and temperatures in the 80s and 90s Fahrenheit year round. All have titled property that foreigners can own outright. All are in the same province, use the same public health system, and are within an hour of the same private hospitals in Liberia. What differs is the size of the town, the character of the beach, the price of entry, and the pace.
Playas del Coco
The largest real town on the coast and the one with the most services: banks, supermarkets, pharmacies, a public clinic, hardware stores, dozens of restaurants, and a working fishing beach. Twenty-five to thirty minutes from the airport. The expat community is large and mixed, with retirees, remote workers, and rental investors, and the town keeps a Costa Rican feel that resort communities lack. The widest price range on the coast, from entry-level condos in gated communities like Las Palmas and Pacifico to ocean-view homes in Coco Bay Estates, and the strongest vacation-rental market in Guanacaste. Playa Ocotal
A quiet hillside cove five minutes south of Coco with a calm, dark-sand beach that is one of the best swimming and snorkeling spots on the coast. No town center; residents drive into Coco for everything, which keeps Ocotal peaceful. Mostly condos and villas with ocean views, priced below Coco at the entry level. Best for buyers who want quiet and a swimmable beach but do not want to be far from services. Ocotal listings.
Playa Hermosa
A long, gently curving Blue Flag bay ten minutes north of Coco, calm enough to swim most of the year and lined with low-rise villas and small condo projects. More expensive per square meter than Coco and Ocotal, with fewer entry-level options, and a community that skews toward owners who spend months here rather than pure investors. Peninsula Papagayo
The gated resort peninsula north of Hermosa, home to Four Seasons and Andaz resorts, a marina, and estate homes and residences that start in the millions. Ultra-private, ultra-serviced, and priced accordingly. Best for buyers who want a resort-managed lifestyle with the airport twenty minutes away and are not looking for a town.
Sardinal and Coco Bay Estates
Sardinal is the Costa Rican town seven kilometers inland that Coco belongs to administratively: schools, a clinic, local services, and real Costa Rican prices. Between Sardinal and the coast, ridges like Lomas del Mar and Coco Bay Estates offer ocean-and-volcano views and newer construction in gated settings. Best for buyers who want more land and more house for the money and do not mind a ten- to fifteen-minute drive to the beach. Sardinal listings.
Las Catalinas
A planned, car-free New Urbanist town between Potrero and Playa Danta, 50 minutes from the airport: cobbled streets, plazas, townhomes and flats within a short walk of two beaches, and more than 1,000 acres of protected forest with hiking and mountain-bike trails behind it. Premium prices, strong architecture, and a rental program run by the town. Best for buyers who value design and walkability and want a turnkey rental. Las Catalinas listings.
Potrero, Flamingo, and Surfside
Potrero shares a wide bay with Flamingo about 45 minutes from the airport. Surfside, the neighborhood grid behind Potrero beach, has become one of the most livable expat neighborhoods on the coast: quiet streets, small condo buildings, homes, restaurants, and a growing year-round community. Flamingo's marina brings sportfishing and yachting. Best for buyers who want a neighborhood feel near a swimmable beach with a slightly more upscale tone than Coco. Potrero listings.
Brasilito and Reserva Conchal
Brasilito is a small Costa Rican beach village next to Playa Conchal, the white-shell beach that consistently ranks among Costa Rica's most beautiful. Reserva Conchal, the 2,300-acre gated resort community behind it, offers golf, a beach club, and condos and homes at premium prices. Best for buyers who want a resort community with a spectacular beach and are comfortable with HOA-managed living.
Tamarindo and Langosta
The busiest and most developed town on the coast, 70 minutes from the airport, with the widest choice of restaurants, surf schools, nightlife, and services, and a younger, more international crowd. Langosta, the quieter residential point south of town, is where many families and long-term residents settle. Prices are higher than Coco for comparable property. Hacienda Pinilla
A 4,500-acre gated community south of Tamarindo with three miles of coastline, an 18-hole golf course, a beach club, a JW Marriott, 24-hour security, and neighborhoods ranging from golf villas to ocean-view estates. Best for buyers who want a fully managed setting with Tamarindo ten minutes away. Pinilla listings.
Playa Grande and Avellanas
Playa Grande, across the estuary from Tamarindo, is a low-density surf community inside a national marine park where leatherback turtles nest; development is set back and homes sit on generous lots. Avellanas, twenty minutes south of Tamarindo, is rural surf country with gravel roads and lower prices. Best for buyers who want space, nature, and a wave, and are happy to drive for groceries. Curubandé (inland)
Not on the coast at all: a rural village on the slopes of Rincón de la Vieja volcano, 15 minutes from Liberia and 35 from the airport, with cooler evenings, hot springs, and the national park up the hill. The Harmony Homes community has made it an option for expats who want new construction, a real yard, and prices that no longer exist at the beach, with the coast under an hour away. Ask yourself four questions. How much town do you want at your doorstep (Coco and Tamarindo at one end, Ocotal and Playa Grande at the other)? Do you need a calm swimming beach (Hermosa, Ocotal, Potrero, Conchal) or a surf beach (Tamarindo, Grande, Avellanas)?
