Coco Bay Estates: Hillside Homes and Lots Above Playas del Coco
What is Coco Bay Estates?
Coco Bay Estates is a gated, master-planned community on the hills above Playas del Coco, covering roughly 139 acres. It has a staffed entrance gate, paved internal roads and underground utilities, which is still unusual in this part of Guanacaste. Lots are large by Coco standards, many over half an acre, and a lot of them face west toward the bay and the Gulf of Papagayo.
This is custom-home territory. You will find modern single-family homes with infinity pools, small multi-unit buildings, some newer condos and a good supply of building lots for buyers who want to design their own place. Several of the homes we list here are new or recent builds, and we manage rentals in the community, so we know how these homes actually perform.
Location: close to town, quieter than town
The entrance gate is only a few minutes' drive from the center of Coco, with its beach, restaurants, supermarkets, banks and clinics. Liberia's international airport is about a 30 minute drive. Playa Ocotal and the other beaches around the Gulf of Papagayo are also close.
Daily life feels very different from downtown. Up here you hear howler monkeys more than traffic, the breezes are better and the sunsets are the main event. The tradeoff is that you will drive for almost every errand, and the internal roads are steep, so most residents want a capable vehicle. Because the community is still building out, expect some construction nearby for stretches of time.
Homes, views and amenities
Most homes are three bedrooms and up, built in a clean modern style with open living areas, big glass and outdoor terraces. Views depend on the lot: some sites look straight over the bay to the ocean, others face the mountains and forest. Newer projects include multi-unit buildings and second-floor condos, which open the community to buyers who do not want a full house.
Community facilities have changed over the years. Published descriptions have included a community pool, a gym, tennis courts and a playground. Because amenity lists and how they are run can shift with the association, ask us what the HOA currently operates and maintains before you count any specific facility in your decision.
Build quality varies between builders, so look closely at roofing, waterproofing, pool equipment and air conditioning, and ask who built the home and when.
Rental appeal and who it suits
A well-finished view home in Coco Bay Estates attracts larger groups, families and longer stays. Guests pay for the view, the space and the private pool, so nightly rates sit well above a town condo, though these guests need a car. Coco Bay Estates suits buyers who want privacy, space and an ocean or mountain view, and who are comfortable with a larger home and driving into town. It also suits buyers who want to build. If you would rather walk to the beach and never touch a car key, Las Palmas or downtown Coco will fit your habits better.
What to check before you buy in Coco Bay Estates
Foreigners can own titled homes, lots and condos in Costa Rica outright. For any property here, ask for the community bylaws, architectural guidelines, rental rules and the current HOA fee schedule, and find out what the fee covers, typically the gate, security and common roads. For condos inside a separate building, ask for that building's own bylaws and budget as well.
For lots, confirm water availability, building setbacks and any design approvals needed before you break ground. For new or pre-built homes, review permits, the construction contract, delivery dates and warranties with your attorney.
