What is Cocomarindo?

Living on the Ocotal road gives you a slightly calmer base than the main strip while keeping you on foot for the beach and most errands. Playa Ocotal itself, with its calm cove and good snorkeling, is a short drive further along the same road. As with any part of town, use common sense walking after dark and pick a well-lit route.

The condos and amenities

Units are mostly one and two bedroom condos in low-rise buildings, with air conditioning, kitchens and balconies or patios. Ground-floor and upper-floor units each have their fans: ground floor for easy pool access, upper floors for breezes and privacy.

The shared pool is the centerpiece, surrounded by gardens. The complex is gated with security staff, and published listings mention on-site laundry and parking. Ask what your specific unit includes, such as assigned parking spaces, storage or in-unit laundry, because these details vary.

Rental appeal and who it suits

Cocomarindo condos are well known on the vacation rental platforms, and units have been sold with tenants or bookings in place. Couples and small families like the pool, the gate and being able to walk to the beach. What to check before you buy at Cocomarindo

Foreigners can own titled condos in Costa Rica outright, and Cocomarindo units are marketed as titled property. Before you offer, ask for the condominium bylaws, the rental rules, the current HOA budget and what the fee covers, plus the reserve fund balance and any upcoming projects such as roof or pool work.

Inspect the unit carefully, since quality varies from one owner to the next. Check air conditioning, plumbing, windows and signs of humidity. If the unit is being sold with a rental history, ask for real booking records rather than projections. A licensed Costa Rican attorney should review everything during due diligence.
