Playas del Coco is the largest and most complete beach town on Costa Rica's Gold Coast, and the one most expats end up choosing when they want a real town rather than a resort. It sits on a wide, sheltered bay about 25 to 30 minutes from Liberia's international airport, which means you can land at 2 PM and be at the beach bar by 3. Banks, supermarkets, pharmacies, a public clinic, hardware stores, and dozens of restaurants are all within a few minutes' drive, and the town has kept its Costa Rican character: fishing boats still come in at the main beach every morning.
For buyers, Coco offers the widest range on the coast. Entry-level condos in established gated communities like Las Palmas and Pacifico, ocean-view homes on the hills of Coco Bay Estates, walk-to-the-beach townhomes, building lots with water letters in hand, and a small number of income properties and boutique hotels. It is also the strongest vacation-rental market in the region, with year-round demand from North American snowbirds, weekenders from San José, and the dive and sportfishing crowd.

Yes. Nearly everything in Coco is titled (fee simple) property, which foreigners can own outright with the same rights as Costa Rican citizens, with no residency required. Only the first 200 meters from the high-tide line falls under the Maritime Zone concession rules, and very little residential property in Coco sits in that strip.
